Buying a building plot: what to pay attention to? – First of all, you need to make sure that it is possible to build what the investor wants on the plot. That is, in other words, whether it is a building plot, a recreational plot, an agricultural plot, etc. If nothing can be built on the plot for the time being, that doesn’t close the case yet. In the future, there may be a plan or a land use study that will change the plot’s designation. The question is, does the investor have the time and inclination to take such a risk?
The second issue is the location of the plot. A mass of factors really fall under this point, because you need to check, among other things:
* how far the plot is from a store, post office, kindergarten, school,
* where you can find the nearest public transport stop, how long it takes to get to the center of the village or to other places where the residents of the house built on the plot will have to go (for example, a school or workplace on the outskirts),
* what is the possibility of connecting to the infrastructure? water supply, electricity grid, gas pipeline, sewage system (for example, the cost of a gas connection may be so high that it will force the investor to use other, more expensive sources of energy for heating),
* whether the plot can be reached by a paved road (unpaved roads have a nasty habit of turning into muddy messes once in a while),
* whether it is possible to get from the plot to the exit routes to the city quickly and easily ? a plot close to an exit route, but located at an intersection with an unfortunate traffic light, is not necessarily worth more than a plot more distant from this route,
* are there no smelly farms in the area, equipment bases of a garbage collection company, a landfill ? the area is sometimes several kilometers, with unfavorable winds,
* whether there are no sources of noise in the area, such as busy streets and intersections, public transport stops, frequently used railroad lines, etc.

The plot of land should have a suitable shape that will allow you to easily build a house on it or erect a tent hall. Here the distances specified in the regulations that must be maintained between the walls of the building and the boundaries of the plot are important. It is good for the access to the plot to be from the right side of the world. It is also good that the sunlight on the plot is not obstructed by trees or other buildings. Such free energy must be guarded! The best solution in this regard would be a plot on a south-sloping slope, but there are not too many such in Poland.
If you have already chosen your dream house design, the matter becomes more complicated. Then you need to look for a plot of land with the right shape, dimensions and location in relation to the world sides. So that this project can be reasonably built and so that the entrance to the garage is from the street. So that there is room left for a garden with a pond, gazebo and a large lawn. And so on…
